Definitions
- Landlord – Lessor of the Premises
- Minor deficiencies – Items that do not seriously endanger the health or safety of a reasonable tenant. Items that do not make the Premises unfit to live in. These items shall be remedied within 30 days of move-in.
- Modification request – Alterations to the Premises for the benefit of Tenant that are not in response to remedy a hazard which endangers Tenant’s health or safety.
- Premises – Structure(s) and grounds of the leased property (address).
- Tenant – Lessee of the Premises
Terms
Tenant belongings nor Tenant may not occupy the Premises until commencement date identified on the Lease. If genuine extenuating circumstances create an extraordinary need for Tenant belongings to occupy the Premises prior to lease commencement date, Tenant’s belongings may be permitted to be moved-in onto the Premises. In such cases, Landlord shall bear no responsibility for damages to or loss of personal property brought to the Premises and Tenant shall be responsible for securing the Premises.
Acknowledgement
Tenant acknowledges that he/she has had the opportunity to visit and observe the condition of the Premises, including working smoke alarms, carbon monoxide alarms and fire extinguishers prior to scheduling the lease signing. Tenant acknowledges that the smoke alarm testing procedure was explained. Tenant acknowledges that the Premises were found to be decent, safe, sanitary and in good condition, excepting the minor items noted below and/or submitted within three (3) days of move-in.

This list shall serve as move-in documentation for the purpose of determining responsibility/ obligation for remedy upon move-out and must be mutually agreed upon by Tenant and Landlord. If Landlord disagrees with an item identified by Tenant, Landlord shall notify Tenant within 7 days of move-in.
